Where a proposal involves constructing a new commercial or industrial building (or substantial additions) on appropriately zoned land, the Industrial and Business Buildings Code can offer a code-assessed approval path—significantly shortening delivery times for warehouses, factories, bulky-goods retail, and similar uses that meet strict standards.

Eligible Development

  • New warehouses, light industrial factories, or distribution sheds on industrial-zoned land that meet footprint, height, and buffer controls.
  • Additions to existing commercial/industrial premises (e.g., extra bays, mezzanines, loading docks) within defined limits.
  • Ancillary works: parking areas, minor earthworks, tree removal subject to protection measures, service yards.

Standards Themes

Controls address maximum building height by zone, boundary setbacks (particularly to residential interfaces), site coverage, heavy vehicle access/parking, stormwater and environmental management, landscape buffers, and tree protection/offset measures.

When Not Eligible

Environmentally sensitive land, heritage-listed sites, inadequate vehicle access, or proposals exceeding GFA/height thresholds move the project into DA territory.
